Anson Arbor Farm will issue a full refund for cancellations made within 48 hours of booking, if check-in date is at least 14+ days in advance. Reservations canceled at least 14+ days prior to check-in will receive a 50% refund. Reservations canceled inside of 14 days will not be refunded.

We understand that plans can change, and we strive to be as flexible as possible while ensuring fairness to all our guests. Our change of date policy is as follows:
Guests may modify their reservation dates up to 14 days prior to arrival with no penalty fee.
Date changes requested within 14 days of arrival will incur a $250 penalty fee.
One date change per reservation is permitted.
If the new reservation dates have a difference in nightly rates, the rate variance will be charged or refunded to the card on file.
To request a date change, please contact us directly by replying to your confirmation email or by emailing using the “Contact Us” link on the website.

Registered service dogs specifically trained to aid a person with a disability are always welcome. Please notify us when booking your reservation if you will be traveling with a service dog.
At this time, we do not accept pets outside of service dogs. With the layout of the property and proximity of the cottages, there is no way for us to keep visiting dogs separated and ensure each one's safety. Therefore, we are not considered pet friendly. This includes small and senior dogs.

Children are allowed. However, please note the cottages are not child proof and no safety measures have been taken to accommodate for small children. In addition, there is only a king size bed in each cottage, with no other sleeping accommodations.

No, we opted for outdoor soaking tubs instead of hot tubs.

Yes! They are inside a screened patio with thick, black out cabana curtains. Once the curtains are pulled, you can turn on the infrared heaters overhead to keep it warm on the patio.

No, we do not have an onsite restaurant or offer onsite meals at this time.

No, we are not considered ADA Compliant. We have gravel parking areas with gravel sidewalks.

There are no steep roads to get to the farm. We are located in a valley of the Great Smoky Mountains.

Our Barn Venue is a common area space for our guests. There we provide corn hold, bonfire pit, BBQ grill and an indoor lounge space with a large screen TV, board games, books, and puzzles.

McGee Tyson Airport (TYS) is the closest airport to the farm. It is approximately 26 miles (a 35-40 minute drive)

Yes, we are located on 20 acres and have overflow parking available that can accommodate a trailer or camper.
